Designing an Airbnb Small Bedroom for 5 Star Reviews
Designing an Airbnb small bedroom is an important aspect of your overall rental property. It can directly impact your ratings and in return, your revenue. Follow along to see how I decorated our Airbnb small bedroom as a 5 star superhost.
Two years ago, we decided to purchase an amazing property in Minnesota and use it primarily as an Airbnb or short-term rental (STR.) It was a scary plunge, but it was a lot of fun from a design standpoint. It allowed me to have complete control of the design of an entire space.
However, we had a budget so it isn’t perfect but we are Superhosts and get amazing reviews. So I’ll take it.
As a professional designer, I was extremely excited and of course we had a budget. I’ll explain and give tips on how we purchased items for our Airbnb.
This post is a small insight on how I decided to design an Airbnb small bedroom and I’ll give you tips along the way to get 5 star reviews on your property.

How to Design an Airbnb Small Bedroom
Our plan was to have all the furniture and essential items pre-purchased before our closing date. The goal was to furnish and decorate the entire property closing weekend and go live on AirBnb and VRBO within 2 weeks to catch the summer bookings.
Our realtor was amazing during the process. A month before the closing date we had our realtor measure the three bedrooms. I had the exact measurements for every room so I knew exactly what furniture would fit.
She also took several pictures of the bedrooms and from here I was able to start my design process of my Airbnb small bedroom.
Here are my 7 steps to design an Airbnb Small Bedroom:

Now let’s dive into each category of designing a small bedroom for Airbnb.
Gather Inspiration
Pinterest can be a great place to start researching for the type of decor and style you’re looking to achieve. I created a board and pinned several decor pieces and furniture that I thought would look good in our small Airbnb bedroom.
Try to pin at least 25 different pins as inspiration and give you direction and decide on the theme for the room. Try to get into the customer’s mind of what they would like and expect when they’re staying at your property.
Our Airbnb is located on a lake so a rustic, cabin vibe made sense. Outdoor decor and rustic touches worked well for this style.
What Are the Needs and Functionality of the Room
For the most part, an Airbnb small bedroom needs to function as a place to sleep. This means comfortability needs your topmost attention.
The mattress is one of the most important purchases for your Airbnb small bedroom. This alone can generate a 5 star review or even cost you a 5 star review. Later on I will go into detail about our exact mattress.
After the mattress, bedding is another critical component to your Airbnb small bedroom.
You want comfortable and quality bedding that a guest will appreciate. It should feel as cozy as their own home.
Pro Tip: Purchase white or off white sheets. Guests want to see that the sheets are clean. Buy three extra sets to have on hand for the cleaner. Two will be used in circulation and one extra in case there is a spill.
A quality comforter or duvet is key. It’s nice to have additional throw blankets or extra blankets for each room.
When we first started our Airbnb this was a very common critique, especially as the basement can be quite cold. Now, I have purchased extra blankets to have all throughout the house.
Another nice touch for your Airbnb small bedroom is to have a dresser or closet for guests to store their belongings. We have several large closets in each of our bedrooms.
Having curtains or blinds is also important for a guest. Most guests on vacation are not looking to be woken up by the morning sunrise.
Offering blackout curtains or shades adds to the comfortability to the space and is expected.
This is also great for families with infants that need naps during the day. This is one of the first things I look for when I’m personally booking a property.
Remember to think about the area and what guests will be doing or what they might need. Our place is a home for families to gather and be outdoors so we have thought about every detail that can make it a great experience. This does not mean you need to have a huge budget.
Our small Airbnb bedrooms are perfectly fine with being simple. We know the lake, fire pit, and garage with games are the common hang out areas, so the bedrooms are not a major feature in our home. Splurge on the rest of the house, but make the sleeping space comfortable.
Layout of an Airbnb Small Bedroom
Our cabin is 8 hours away so we didn’t see the house in person before the day we closed and moved in. Luckily, I had a great visualization of the bedrooms’ furniture needs based on the photos and measurements from the realtor .
Each bedroom needs these furniture items:
- Bed Frame/mattress
- Nightstand
- Storage/dresser/closet
- Sitting area (if room provides the space)
Sketching out the room design is a great way to visualize the layout of the space. Have the measurements of the room handy so you can draw it to scale and know what furniture fits.
Pro Tip: Remember the more heads in the space usually means the higher the nightly price. Try to utilize the space to allow for more beds. Full Size bed=2 people. The room below is our Airbnb Small Bedroom that we maximized for numbers by placing two beds in a room.
I had the measurements of the two full size beds and knew exactly what size of nightstand would fit between the beds.
Here is another sketch I did of a bedroom layout with a sitting area. You can either draw it out on paper or use an online tool to create a floor plan with the layout.
The picture above is another setup for a slightly larger room. This offers two night stands, a chair, and a dresser.

Pro Tip: Add a workplace/office to your listing to get more bookings! As you know many people are working remotely so it’s a nice bonus feature.
Set the Airbnb Small Bedroom Budget
I like to set a rough budget for furnishings and decor before we start purchasing so we at least have a limit and know what we have to work with as far as budget.
Here is a breakdown of the items and cost of our Airbnb small bedroom.
As you can see the budget is very reasonable. However, it is important to think about who will be staying in your Airbnb. Now, this doesn’t show everything included in our bedroom budget. We had wall decor, lamps, alarm clock, throw blanket, etc. but you can see we paid a very reasonable amount for each item.
If your place is very expensive then you may need to spend more on newer decor and high end finishings.
I would plan on spending in the range of $1,000 per bedroom, especially if you are including a TV. This could increase if the room is larger, but for most Airbnb small bedrooms this will be enough budget to furnish and accessorize so the space is nice and comfortable. We came in under budget in the bedrooms, but spent a little more since we have an outdoor patio and firepit area to account for.
For a 2,000 square foot home, I would plan to spend at least $10,000 to get the Airbnb up and running. This is the range we spent all in on the home to get it ready for guests and we were extremely savvy with our budget.
Pro Tip: Before designing and buying items, think about who will use your space. We originally thought fishermen/women and outdoor enthusiasts would be our top guests.
We found it is families with kids wanting to get away from the city life. We added items like Pack N Plays, board games, family outdoor games, and even toys for all ages of kids.
I guess my point is we were able to go cheaper on our bedrooms while still adding comfort and beauty, but you may not have the option. Know your customers!
Furniture Selection and Decor
Once you have a rough idea on budget and what you’re willing to spend, it’s time to think about furniture selection and the overall design of your space! Be sure to think about paint colors as well and if you need to paint.
This post talks all about how to create your whole home’s color palette. How you want your home to feel to your guests is a crucial part of the design.
Our home had a fresh coat of paint from the previous owners, therefore we decided to stay with the same wall color.
For a rental property, I recommend neutral paint colors primarily. Here is a quick list of some of my favorite neutral colors:

Now that the paint is decided and the overall feeling of the space we can start to pick out the furniture and decor pieces.
Bed Frame
A quality bedframe is imperative to a good night’s sleep .
Two of the steel bed frames we originally used had wooden slats. These did not last and we had to repurchase new. I recommend not using anything with wooden slats.
Mattresses
This is the most important part of the bedroom. If your guest has quality sleep and is comfortable you are on your way to a 5 star review.
We have had several guests ask us about the mattresses we purchased because they said they were so comfortable.

Pillows
Comfortable pillows are another important component of quality rest.
We have had these pillows from Amazon for two years with no complaints. We do have pillow covers and this is essential for a clean and long lasting pillow.
Pro Tip: Have four pillows on each bed. Many people like to have two pillows when they are sleeping.

Sheets
The cleaner will want at least two sets per bed, but having 3 is an even better. This makes the cleaning transition simple.
Sometimes our cleaner will take the sheets with her, especially if it is a same day turnover.

Curtains
I actually decided to keep the blinds that came with the house because they were already blackout. A few of the rooms already had curtains that we kept.
Another reason I didn’t purchase curtains is because we have a lake home. Curtains tend to give off a more formal vibe, which we didn’t need for our space.
However, if you are looking to purchase curtains I recommend the Two Pages curtains from Amazon.
This curtain provides a custom look for a fraction of the cost.
Rugs
Every big or small Airbnb bedroom needs a rug. Here are a few reasons why I think a rug is needed:
- It attracts guests and looks inviting
- Easy way to add texture/color to a room
- Guest won’t step onto a cold floor
- Statement piece
- Photographs well

Many times rugs will go under the bed and be anchored down by other furniture as well.
I recommend a 6’ by 9′ or 8’x10′ rug for most bedrooms. I love the look that it provides going under a bed.
I use Boutique Rugs for every rug purchase. They have so many great options and are super affordable.
Comforters
We purchased our comforters from Kohls. At the time it was a great sale, and thought it would be a good option.
After receiving the comforters, I would have liked to go a different route. The comforters were light and not the best quality.
We have never had a complaint, but I would recommend trying or buying these in person.
The cleaners are not going to want a duvet. It takes too much time to clean and take the insert in and out. Same day turnovers are stressful and time crunched so don’t add to that if possible.
Some family members of mine have purchased these Utopia comforters and really like them.
Nightstand
Two matching nightstands
I decided to purchase my nightstands from Facebook marketplace. There are so many options and the prices are much more affordable.
We only put one nightstand in the rooms for the time being. We have a small stool on the other side of the bed, but it is a good idea to usually have two nightstands.
Each person can have a place to set their computer or phone. It is not a deal breaker, but the room will look more put together.
Alarm Clock
This is pretty basic, but some guests will still like to set an alarm clock. Just buy one for each bedroom.

Lamps
Having lamps on the nightstands is essential. Guests may want to enjoy a book before bed. This does not have to be fancy. We bought our lamps at Kohls, and had a few we were not using in our own home.
Clothes Hangers
It is always a good idea to have clothes hangers in the closet. Many times guests will be going to an event, and may want to hang their clothes. It is cheap and usually you may have extras laying around.
We purchased these plastic hangers for our Airbnb small bedroom.
Dresser
A dresser is essential if you do not have closet space. Guests that are staying for over four days will actually use a dresser or hang clothes.
If this isn’t offered to them then the clothes will scatter all over the room. Have it there for them to use. It will help them feel like they are at home.
We currently do not have a dresser, but we are planning on purchasing one for our bedroom with a queen bed.
This is another purchase that can be done on the marketplace. Don’t break the bank on this purchase, but instead find a quality used dresser that will last.
Goodwill or other thrift stores are great options.
Wall Art
This is a perfect place to showcase your theme or add some personal touches. We have added to our bedrooms in the past year, but we started so basic.
Our plan was to hang and style the decor in the places the families were going to spend most of their time, which for our place is the kitchen, living room, and basement area.
I created a gallery wall in the basement with vintage fishing tackle, pictures, and a fishing pole. This is a good idea for a bedroom as well.
As you can see our basement has a rustic feel, so I added outdoor and vintage touches.
The upstairs feels much more modern, but remember it is all about the guest experience.
We purchased the majority of our wall art from garage sales, Goodwill, and Facebook marketplace. The best part is we had a lot of the vintage fishing items from my husband’s Dad.
If you want to add color to the room another option is an accent wall with color or even wallpaper.

Extras
Here are a few more ideas for an Airbnb small bedroom to go above and beyond:
- Throw Blankets
- Chocolates on the pillow
- Garbage can-Give your guest a reason to keep it clean & make it easier on your cleaner. We bought the Umbra trash can.
- Duraflame Electric Heater– We put this in our basement bedroom for cold winters
- Chargers for devices
- A touch of greenery
Safety Considerations
My husband is a Firefighter and he is the expert when it comes to safety. It is not in my design, but it is so important.
We put a smoke detector and carbon monoxide detector in each bedroom. This is typically the code for most cities. We also placed one in the hallway.
ALWAYS SLEEP WITH THE DOOR SHUT! If a fire were to start, it keeps it from spreading into the bedrooms.
Remember if you have gas appliances like a furnace, water heater, or a stove you need a carbon monoxide detector. I recommend placing a CO detector on each floor. We also have a fire extinguisher located in the kitchen.
Ensure that the windows will open if a guest will need to use it for survival. Sometimes casement windows get painted shut.
Another tip is to have enough lighting in the room to make sure a guest does not fall. Nightlights in outlets and lamps can solve this problem.
Be sure there are no trip hazards that could cause a guest to fall.
Kidde Smoke and Carbon Monoxide Alarm
Remember when designing an Airbnb Small Bedroom it is important to have the customer in mind. Make the bedroom as inviting and comfortable as you can afford.

Five star reviews are the most important part of a listing for a successful rental property.
Basic tips on running a successful Airbnb:
- Take professional photos
- This is a must! The photos will decide if someone will book or not.
- Make sure the photos match the current condition of the home.
- If they don’t you will get a bad review.
- Communicate promptly to guest inquiries
- Great communication can prevent a bad review. During a stay, respond as quickly as possible.
- If a guest complains about cleanliness, you may want to offer some money back.
- Make Check In Simple with August Lock
- There are several smart lock keypads on the market. We use this one and have for two years. You will find that batteries need changed often in any smart lock or keypad you purchase. (every 6 months)
- Find a Great Cleaner
- This is the most important part of the Airbnb. This is your lifeline, and they will see the house the most.
- Our cleaner will handle clogged drains, trash problems, mowing, snow removal, and basic maintenance for us.
- If you find a good one, please give them a Christmas Bonus!
- Trash Pickup
- This is the hardest part of running an Airbnb. We have to rely on the guests to take it out. It doesn’t always happen. So have a plan to get rid of the trash before the next guest.
- Track Income/Expenses
- My husband fills out an excel spreadsheet every quarter with our expenses and income. Of course you need to keep all the receipts for taxes.
- We now know the basic cost to run our AirBnb for the year
- Create a Gift Basket
- We give all of our guests water, granola bars, and all the goods to make delicious s’mores. We place it in a cute bowl and write a Thank You note.
- Research Competition
- Check Airbnb listings for properties that have amazing reviews
- Read the reviews for ideas for bedrooms, kitchens, and other extras
- Have the Basic Cleaning items
- Guests will need access to basic cleaning supplies
- Vacuum
- Broom
- Paper towels
- Wipes/cleaning spray
- Dish soap/sponges
- Guests will need access to basic cleaning supplies
